Summer is winding down, but our local real estate market is still moving along. This month, we’re taking a close look at what’s happening right here at home — Washington, Ozaukee, Dodge, and Fond du Lac counties — plus a quick glance south at the greater Milwaukee metro for context.

📊 Washington & Ozaukee County Market Update

July wrapped up with another strong showing for our local real estate market, and both Washington and Ozaukee counties continued to stand out as two of the most competitive areas in southeast Wisconsin.

Washington County

  • Washington County stayed hot through July, with median sale prices holding in the mid‐$400s. Well‐priced homes continued to move quickly — often in 3 weeks or less — and many sellers saw sale‐to‐list ratios above 100%, signaling ongoing multiple‐offer activity. Inventory remained tight, and new listings were picked up almost immediately.

Ozaukee County

  • Ozaukee County remained one of the metro’s strongest performers. Median prices stayed above $500,000, supported by steady year‐over‐year appreciation. Homes averaged five to seven weeks on the market, offering buyers a bit more breathing room while still keeping sellers in a favorable position.

Mequon

  • Mequon saw consistent activity with a more balanced pace. It’s still competitive, but not as fast‐moving as some surrounding communities — a great fit for buyers who want to stay in Ozaukee County without diving into the most aggressive segments of the market.

Bottom Line

Sellers in Washington and Ozaukee County continued to enjoy strong pricing and quick absorption throughout July. For buyers, preparation remained key — homes that were priced well and showed well still moved fast, making pre‐approval and quick decision‐making essential.

🌾 Dodge & Fond du Lac County Market Update

Dodge County

  • Dodge County maintained a solid pace throughout July. Median sale prices held in the mid‐$300s, and well‐priced homes typically went under contract in four to five weeks. Inventory wasn’t overly tight, but competition remained steady enough that buyers still needed to act when new listings appeared. Overall, July leaned slightly in favor of sellers while offering a more relaxed pace than the metro’s hottest areas.

Fond du Lac County

  • Fond du Lac County stayed active and consistent. Median prices hovered in the upper‐$200s to low‐$300s, depending on location and property type. Homes averaged five to six weeks on the market, creating a balanced environment where both buyers and sellers had opportunities. Updated and well‐maintained homes continued to draw strong interest, while rural listings moved at a slower but steady pace.

Market Takeaway

Both Dodge and Fond du Lac counties offered a more measured experience compared to the faster‐moving markets to the south. Sellers benefited from stable pricing and motivated buyers, while buyers enjoyed a bit more time to make decisions — a welcome shift from the rapid spring market.


🏡 For Sellers

  • Professional photos and strong online presentation matter more than ever — with more listings coming to market, standing out online is what drives showings.
     
  • Price it right from day one. In our tighter-inventory counties, well-priced homes are still moving fast; overpricing anywhere can mean sitting longer than necessary.
     
  • Summer curb appeal counts — simple touches like a mowed lawn, fresh mulch, and a tidy entryway make a strong first impression during peak showing season.
     

🔑 For Buyers

  • Have financing lined up before you tour. In Washington and Ozaukee counties especially, well-priced homes are still going under contract in days, not weeks.
     
  • Consider Dodge or Fond du Lac County for more breathing room — both offer more inventory and a slower pace if you’re open to a bit more of a commute.
     
  • Rates have leveled off, giving buyers more confidence to plan and budget without the wild swings of recent years.

The four-county Milwaukee metro area saw continued growth in July. New listings rose 16.3% year over year, while closed sales increased 8.3% and pending sales climbed 12.6%. The median sales price reached $400,000, up 5% from July 2025, with homes selling in an average of 19 days. Inventory increased 10.8% to 3,319 homes, resulting in 2.0 months of supply.
