Greetings! February 2026 brought a steady and encouraging start to the market, with mortgage interest rates holding relatively stable compared to January. This consistency helped fuel buyer confidence, leading to an increase in pre-approvals, showings, and overall demand. While new listings did rise slightly as we move toward the spring market, inventory remains below typical levels, continuing to keep pressure on home prices and competition for well-priced properties. Overall, February showed a balanced but active market, setting the stage for a busy spring season. Greetings! As we move into February 2026 here in southeast Wisconsin, the early numbers are giving us a clearer read on how the year is shaping up. Interest rates have held close to their January levels, which has led to a noticeable uptick in pre‑approvals and buyer inquiries across Washington, Ozaukee, Waukesha, and Milwaukee counties. New listings are beginning their typical first‑quarter rise, but inventory is still below long‑term averages—keeping well‑priced homes competitive and days‑on‑market relatively tight. Median and average sales prices were up year over year and active listings increased. Greetings! HAPPY 2026! According to the Greater Milwaukee Association of Realtors (GMAR) dated January 14, 2026... "Home sales in the Metropolitan Milwaukee market ended 2025 slightly ahead of the prior year, finishing just 1% higher than in 2024. In total, there were 173 more sales in 2025 than in 2024, reflecting a largely stable but constrained market. Similarly, sales activity in December was modest across the four-county area, increasing 2.1% compared to December 2024. While positive, this gain underscores how limited overall growth remains. 2025 was part of a significant market reset that began in mid-2022, when mortgage interest rates rose sharply from historic lows to levels above 6%. This shift fundamentally changed buyer behavior and overall market dynamics. As a result, sales in 2023 fell 18.6% from 2022, dropping to 16,586 units. Since then, the metropolitan market has remained at this lower level of activity, without a meaningful rebound in volume. This stands in stark contrast to recent history. As recently as 2021, the market set a record with 23,827 sales. Compared to that peak, sales in 2025 were still 27.7% below record levels." Click here to continue GMAR Article   Noel A. Months of supply stayed low at 1.8, prices rose year over year, inventory was flat, sales activity dipped slightly, and homes sold faster with a median 27 days on market.
