📊 Washington & Ozaukee County Market Update
August kept our local real estate market moving, with Washington and Ozaukee counties continuing to show strong buyer demand as we wrapped up the summer selling season.
Washington County
Washington County remained active in August, with the median sale price around $411,000, up 4.5% from last year. Homes moved in roughly 33–38 days, while overall sales volume was lower than August 2025. Limited inventory continues to help keep well-priced homes competitive.
Ozaukee County
Ozaukee County continued to see strong home values, with a median sale price around $491,000, up 1.3% year-over-year. August also brought an increase in closed sales compared with last year, and homes continued to move at a relatively steady pace.
Mequon
Mequon had an especially strong August. Local monthly data showed a median sale price of $815,000, with homes averaging just 20 days on the market. While individual months can fluctuate — especially in higher-priced markets — demand for Mequon homes remained strong heading toward fall.
Bottom Line
As summer winds down, our local market remains active. Sellers can still benefit from solid demand, while buyers may find a little more breathing room as we head into fall. Pricing, preparation and knowing what’s happening in your specific community continue to make all the difference.

🌾 Dodge & Fond du Lac County Market Update
August brought continued activity across Dodge and Fond du Lac counties, with both markets offering a steadier pace as we began transitioning from the busy summer season toward fall.
Dodge County
Dodge County remained active throughout August, with steady buyer interest and relatively stable home values. Well-priced, move-in-ready homes continued to get attention, while buyers generally had a little more time to consider their options compared with some of the faster-moving markets closer to Milwaukee.
Fond du Lac County
Fond du Lac County also saw consistent activity throughout August. Updated and well-maintained homes remained appealing to buyers, while rural and higher-priced properties tended to move at a more relaxed pace. Overall, the market continued to provide opportunities for both buyers and sellers.
Market Takeaway
As summer wrapped up, Dodge and Fond du Lac counties continued to offer a more balanced pace than many markets to the south. Sellers are still seeing motivated buyers, while buyers may have a little more breathing room to find the right home and make confident decisions as we head into fall.

The August housing activity showed continued price growth, with the median sales price rising 8.9% year over year to $409,900 and the average sales price increasing 11.1% to $497,552. Active listings rose 11%, while pending sales jumped 21%. Closed sales declined 4.6%, and the median days on market remained steady at 19 days.
