Summer is in full swing, and so is our local real estate market. This month, we’re taking a close look at what’s happening right here at home — Washington, Ozaukee, Dodge, and Fond du Lac counties — plus a quick glance south at the greater Milwaukee metro for context. Here’s what buyers and sellers need to know.

Our home turf continues to be one of the strongest pockets in the region:

  1. Washington County home prices are up sharply, with the median sale price rising to roughly $435,000-$485,000 depending on the report, and homes selling in as few as 20 days with sale-to-list ratios north of 100%. Buyers have absorbed new listings quickly all year, keeping supply tight.
     
  2. Ozaukee County has seen one of the biggest jumps in the metro, with median prices up around 17% year-over-year and now sitting above $500,000. Homes are moving in around 47 days on average.
     
  3. Mequon specifically remains active but steadier-paced than some surrounding communities — a good option for buyers looking for slightly less competition without leaving the area.
     

What this means: If you’ve been sitting on the sidelines thinking about selling in Washington or Ozaukee County, conditions remain strongly in your favor. For buyers, moving quickly with financing already lined up is key — well-priced homes here are still going under contract fast.

🌾 Dodge & Fond du Lac County Market Update

Our more rural counties continue to offer some of the best value in the region:

  • Fond du Lac County has a median list price around $322,000, with homes averaging about 58 days on market — a bit more breathing room than the hotter collar counties, which can be great news for buyers.
     
  • Dodge County remains an affordability standout, with single-family homes selling in the $230,000s on average and plenty of active inventory for buyers to choose from.
     
  • Both counties continue to attract buyers priced out of Ozaukee and Washington County, as well as those wanting more space, acreage, or a quieter setting within a reasonable commute.
     

What this means: Dodge and Fond du Lac counties remain a great entry point for first-time buyers or anyone looking for more home for their money, while sellers here are still seeing solid, steady interest.


🏡 For Sellers

  • Professional photos and strong online presentation matter more than ever — with more listings coming to market, standing out online is what drives showings.
     
  • Price it right from day one. In our tighter-inventory counties, well-priced homes are still moving fast; overpricing anywhere can mean sitting longer than necessary.
     
  • Summer curb appeal counts — simple touches like a mowed lawn, fresh mulch, and a tidy entryway make a strong first impression during peak showing season.
     

🔑 For Buyers

  • Have financing lined up before you tour. In Washington and Ozaukee counties especially, well-priced homes are still going under contract in days, not weeks.
     
  • Consider Dodge or Fond du Lac County for more breathing room — both offer more inventory and a slower pace if you’re open to a bit more of a commute.
     
  • Rates have leveled off, giving buyers more confidence to plan and budget without the wild swings of recent years.

The June housing market remained strong, with closed sales up 7%, active listings up 8.6% and pending sales jumping 30.6% year over year. Median home prices reached $400,000, up 5.3%, while inventory increased 8.6%, giving buyers more options. Homes continued to sell quickly, averaging just 19 days on the market.
