As we move into February 2026 here in southeast Wisconsin, the early numbers are giving us a clearer read on how the year is shaping up.
Interest rates have held close to their January levels, which has led to a noticeable uptick in pre‑approvals and buyer inquiries across Washington, Ozaukee, Waukesha, and Milwaukee counties.
New listings are beginning their typical first‑quarter rise, but inventory is still below long‑term averages—keeping well‑priced homes competitive and days‑on‑market relatively tight.
Thank you for staying connected and for trusting me to keep you informed as conditions continue to shift.

From the METRO MLS

January featured a market with rising prices and improving inventory, but slightly slower sales activity. Median and average sales prices were up year over year and active listings increased. Closed sales declined compared to last year; while pending sales and days on market both saw modest increases, signaling steady buyer demand with more options available.
