📊 Washington & Ozaukee County Market Update

September brought a shift in our local real estate market as we moved from the busy summer selling season into fall. While buyer activity remains steady, the market is beginning to show some of the seasonal changes we typically see this time of year. Here’s a look at what’s happening across our local communities.

Washington County

Washington County continued to see solid home values in September, with the median sale price around $429,000, up approximately 7% from last year. Homes spent an average of 49 days on the market, while 166 homes sold during the month. Although sales were slightly lower than September 2025, demand for well-priced homes remains steady.

Ozaukee County

Ozaukee County remained a strong market in September, with a median sale price around $497,000, up about 1.5% year-over-year. Closed sales increased significantly compared with last September, with 115 homes sold versus 97 last year. Homes averaged roughly 47 days on the market, showing that buyers are still active even as we head further into fall.

Mequon

Mequon continued to stand out as a higher-demand market. September data showed a median sold price of approximately $798,000, up nearly 39% from the previous year, while homes averaged about 39 days on the market. With inventory still relatively limited, well-priced homes continue to attract attention from buyers.

Bottom Line

As we settle into fall, our local market remains active, but buyers and sellers may notice a little more movement in inventory and timing compared with the peak summer months. Sellers can still benefit from strong demand when their home is priced and prepared properly, while buyers may find more opportunities as additional homes come onto the market.

No matter what the season brings, understanding your local market and having the right strategy can make all the difference. If you’re thinking about making a move this fall, we’re here to help you navigate what’s happening in your community.

🌽 Dodge & Fond du Lac County Market Update

September brought a seasonal shift to our local real estate market as buyers and sellers adjusted to the transition from summer into fall. Dodge and Fond du Lac counties each offer unique opportunities depending on price point, property type, and buyer priorities.

Dodge County

Dodge County continues to appeal to buyers looking for affordability, space, and small-town living. Well-priced homes in established communities remain attractive, while buyers may have more flexibility to explore options and negotiate compared with faster-paced markets closer to Milwaukee.

Fond du Lac County

Fond du Lac County offers a mix of city living, suburban neighborhoods, and rural properties. Updated, move-in-ready homes remain appealing to buyers seeking convenience and value, while rural homes and unique properties may require more time to find the right match.

Market Takeaway

As we head further into fall, Dodge County offers opportunities for buyers prioritizing affordability and space, while Fond du Lac County provides a diverse range of homes and lifestyles. For buyers and sellers in both markets, thoughtful pricing and a strategy tailored to the local community remain essential.
